Where BTO money is well spent — and where it isn't

Worth it from day one

Flooring, kitchen carpentry, wardrobes, electrical points and quality painting. These are disruptive to retrofit and you use them every single day.

Fine to phase in later

Feature walls, decorative ceilings, smart-home gear and furniture-like carpentry. Adding these in year two costs the same and lets you live in the space first.

How much should I budget for a 4-room BTO renovation?

Most of our 4-room BTO clients land between $30,000 and $45,000 for a complete, comfortable home. Going below $25,000 is possible if you keep HDB's flooring and focus on kitchen, wardrobes and paint. See our cost guide for full breakdowns.

How soon after key collection can renovation start?

Almost immediately — we can do the site assessment and joint inspection of defects within days of key collection, file the permit if hacking is involved, and typically start works within one to two weeks.

Should I take HDB's optional flooring?

If you like the standard finish, yes — it's cost-effective. If you want vinyl, larger-format tiles or a specific tone throughout, opting out and letting us supply flooring usually gives a better result for a modest difference. We'll price it both ways.
